How Our Distressed Property Loans Work
Distressed property loans finance the purchase of real estate that is selling under pressure, such as a foreclosure or a property in poor condition. Our distressed acquisition loans are built for these deals, which often come with firm deadlines and properties a bank will not lend on.
Who it's for
These loans are for real estate investors, not for homeowners. We look at the property, the price, your plan for it and your experience with similar acquisitions.
How it works
Send us the property details, the purchase price, the loan amount and your plan, whether that is to renovate and sell, reposition and hold, or redevelop. If the deal qualifies, we provide a term sheet. Because distressed sales move on the seller’s schedule, it helps to contact us before you bid.
Before you buy
Distressed property carries extra risk, from hidden damage to title problems. Our guides on buying a foreclosure and finding and buying a foreclosed home explain what to check. If renovation is part of your plan, see our fix and flip loans, or start an application.

- Terms typically 12 to 36 months
- Most loans close in 30 to 45 days, and some close sooner when all requirements are met
- In most cases, no prepayment penalty
