Renovation Across Metro Atlanta
Our fix and flip loans fund renovation projects across metro Atlanta. Metro Atlanta stretches across many counties with very different price points. Investors there work on everything from in-town renovations to new subdivisions on the outskirts, and the numbers that work in one submarket may not work twenty miles away.
Sachem Lending lends across Georgia from our office in Branford, Connecticut, and we look at every project individually. This page explains how our fix and flip loans work for Atlanta renovations.
How Our Fix and Flip Loans Work in Atlanta
A fix and flip loan is short-term financing secured by the property. It covers the purchase and the renovation, and you repay it when you sell. Loans run from $500,000 to $25 million, with terms that typically run 12 to 36 months.
Renovation funds are released as the work is completed, and our in-house team handles draw requests directly.
Run the Numbers for the Submarket
Because prices vary so much across metro Atlanta, build your budget and expected sale price from the specific neighborhood, not the metro as a whole. When you apply, send the purchase price, the scope of work, the budget and the expected sale price. We review the property, the plan and your experience.
New Subdivisions and Other Cities
For new homes on the outskirts, our new construction loans go up to $25 million. Outside Atlanta, Savannah’s historic districts suit our bridge and value-add loans, and Augusta, Columbus and Macon each have their own pace and price points.
Who These Loans Suit
Our minimum loan is $500,000, so these loans suit larger renovations and multifamily buildings. Most loans close in 30 to 45 days, and in most cases there is no prepayment penalty when you sell.
