Short-Term Financing for Historic and Growing Neighborhoods
Our bridge loans help Charleston investors buy and improve properties before long-term financing. Charleston pairs a historic core with fast-growing suburbs. Projects in historic districts often carry extra review, and a property may need time and improvements before it qualifies for long-term financing. A bridge or value-add loan carries it through that stage.
Sachem Lending lends across South Carolina from our office in Branford, Connecticut. This page explains how our bridge loans work for Charleston projects.
What Our Bridge Loans Cover in Charleston
A bridge loan is short-term financing for the period between buying a property and selling it or moving to long-term financing. A value-add bridge loan does the same job for a property you plan to improve, lease up or reposition first.
Loans run from $500,000 to $25 million, with terms that typically run 12 to 36 months, on single-family, multifamily, retail, medical office, industrial and other commercial property.
Plan for Extra Review
Projects in historic districts and near the water often carry extra review and building requirements. A clear scope and timeline from the start helps us size the loan term correctly and keeps the project from running past it. Tell us early if your property is in a historic district.
How We Underwrite
We look at the property, your business plan and your experience, including how you intend to repay the loan. A bridge loan is usually repaid by a sale or a refinance once the property is stabilized. Funding estimates usually take a day or two.
Other South Carolina Markets
Greenville and the Upstate have expanded steadily, and our new construction loans fit the demand for new homes there. In Columbia, our fix and flip loans cover the purchase and renovation of single-family and multifamily properties.
